Once you design your new basement and the floor plan finished and approved his building permit in hand is the time to get the ball rolling on construction in real time!
The first step in any basement finishing project is to ensure that the environment in the basement is DRY! Therefore, if you have any moisture or water problems in the basement that you will want to have the problems fixed in 1st!
Moisture in the walls (no downstream water of them), is a problem that is usually very easy to correct. Groundwater tables may cause an accumulation of water accumulation around the outer perimeter basement walls, this causes the hydrostatic pressure. The hydrostatic pressure of ground water accumulation can be caused by a number of different circumstances.
* Poor drainage of misclassification
* Obstructed by pipes and canals around the house
* Streams in the yard
These are the most common origins of the cumulative amounts of groundwater trapped. Most of these may simply be fixed with little effort.
Once the problem has been identified and corrected from the outside of the house, the problem should "dry up" once and for all. I always "Drylock" (a "brush waterproofing compound) the problem of the exterior walls with a thick layer of this product. This will keep the extra moisture to return to the "inside" of its outer walls.
Masonry walls or "block units" will always be more sensitive to moisture problems due to the physical construction porous. Concrete walls or "pan-pour-wall" almost never have a moisture problem, since they are not permeable at all, and leave no step to ground water to penetrate into the basement.
A true "water problem" as opposed to a "moisture problem" is an animal different all together! A water problem is diagnosed by the Home Owner discovered standing water on the floor somewhere. The standing water or puddles of water are a serious problem. This means you must install a watertight system for inside the perimeter of the basement walls! Water will always find the path of "least resistance"! This means that even if you have water in your basement once in 2-5-10-years, will eventually find her way back again someday! I always recommend and install a complete system for customers impermeable perimeter with stagnant water, and I guarantee that this system for life!
This is the only way to ensure that once-off in the basement, your investment will remain safe and dry!
Once all moisture and / or water problems have been corrected so properly, can proceed with the basement finishing project. Only 2% of my customers finished basement for the past 17 years have required a waterproofing system the perimeter! On another 10-15% needed to have the solution applied to the walls Drylock for "moisture proof" that the future of water soil moisture. The other customers did not need that job to all!
Most new homes built after 1990 have had Foot drains "installed around the perimeter inside and outside of the foot of the basement wall, when they were built. These homes usually have 1 or 2 "sump pump wells' installed in the corners of the unfinished basement. These "sump pump-boxes" can have an engine sump pump installed in them by the homeowner at any time. Most of the builders of the pump does not include in the boxes that are installed .... Go Figure! It is the responsibility of homeowners to install their own pump engine sump to protect itself in case of excess soil water accumulation. If you have an existing well, get the pump installed NOW!
Any basement can be remodeled to have an existing moisture or water problem, provided that the source of these problems has been properly corrected. Perimeter Systems Safe water must be installed by a trained professional only!
